Masterplan
A blueprint for future development
A masterplan for New Greenham Park, Newbury was first published in December 1998 to provided a blueprint for the future development of the former Greenham Common airbase.
Due to the business park’s success an updated masterplan was announced in September 2002 that outlined revised proposals that incorporated a regional distribution centre (RDC) for Sainsbury‘s, the future development at Albury Way West for Marshalls plc and a new manufacturing facility for the English Provender Company (EPC). See the development history page for further detail.
The updated masterplan took into account the location of new and proposed buildings and developments, outlining a flexible framework for the business park to allow it to respond to market demands and provide companies with high quality commercial properties.
The masterplan also established parameters and guidelines for building design, style and usage, traffic control and vehicle circulation, environmental controls and landscaping. Click here for more detail.
The updated masterplan illustrated the possible location, design and external appearance of 41 proposed properties of various sizes, totalling 678,789 sq ft (63,061 sq m).
The plan also illustrated new access roads and cycle routes around the 150-acre business park.
The owner of the site, Greenham Common Trust, does not plan to carry out speculative development of the site.
