Previous developments at New Greenham Park
English Provender Company (EPC)
Planning consent was granted in Summer 2003 for a purpose built manufacturing and headquarters building to be developed for the English Provender Company (EPC), at New Greenham Park.
The 63,500 sq ft (5,900 sq m) building allowed EPC to further develop its product range and meet demand for its high quality jams, chutneys, pickles and relishes, without relocating away from Newbury.
As part of the process, a new road was constructed to serve the new premises. In line with the park‘s road naming policy the new road was named Buckner Croke Way, after the two pilots killed in a glider accident at the former airbase in December 1944.
Sainsbury’s / ProLogis
Sainsbury‘s was granted a planning consent for a Regional Distribution Centre on its land at New Greenham Park in 2003.
The development (including the associated traffic movements) was in full accordance with the outline planning consent granted for storage and distribution facilities on the site in 1997.
On July 13th 2004 Sainsbury‘s announced that it would not be implementing the current planning consent for a new regional distribution centre at New Greenham Park. Sainsbury‘s also announced that it would be discussing future intentions for this important site with West Berkshire Council.
This announcement followed the previous week‘s trading statement, which announced the Sainsbury‘s board decision to delay some future uncommitted investment in an effort to reduce capital spending in 2004/5, by some £200 million.
In 2005 Sainsbury‘s sold the 42-acre site to ProLogis, one of the UK‘s best known development companies and a leader in regeneration and the provision of distribution facilities and services. ProLogis announced it‘s initial plans for the site at New Greenham Park in November 2005.
In February 2006 ProLogis announced its plans to build 62,384sq m (671,495 sq ft) of storage and distribution accommodation on the site.

Dalziel
A 17,000 sq ft and administrative property was completed in 2002 as a purpose built facility for Dalziel,the food processing supply business. The unit was developed on a design and build basis to provide accommodation that would meet Dalziel’s business requirements.
Designed by RVW Consulting, the composite steel panel constructed building, now named ‘Building 100‘, occupies a 1-acre site facing Handpost Gully, the business park’s own conservation area that forms part of the Greenham and Crookham Commons SSSI.
Security Lodge
Situated at the Main Street entrance to the business park, the Security Lodge, with its distinctive copper roof and glass walls, was built and landscaped in 2002 to replace the old military guardhouse and enhance the main entrance into the park.
The Security Lodge is manned 24 hours a day, 365 days a year by security staff, and forms the hub of the park‘s CCTV monitoring system, as well as providing an information centre for visitors and a secure meeting point for members of staff car-sharing to or from New Greenham Park.
Albury Way
Built through the site of the former barrack block area of the airbase, Albury Way has been constructed and landscaped as a new spine road onto New Greenham Park with a purpose built roundabout intersecting with the A339. A further two roundabouts were constructed along the A339 at the same time: one at the Main Street entrance into New Greenham Park, and another, to ease traffic flow, at the intersection of the A339 and the Thornford Road, just east of the park.
The Albury Way East development phase occupies the land adjacent to the road. High profile properties are available on a bespoke design and build basis.
Marshalls plc
Situated on the site of the former USAF barrack blocks on the western side of Albury Way, this 14-acre site has been sold to Marshalls plc, the building and landscape product manufacturer, to develop a new facility for the production of its range of concrete, clay and natural stone garden products.
The Enterprise Centre
The Enterprise Centre was built in 1999, in partnership with the local authority, as a £2.5 million, five-building complex, designed to provide high quality, small offices and industrial and distribution premises suitable for start-ups and small businesses.
The Enterprise Centre has accommodation for up to 100 new and small companies.
